The land did not perk where we specified, so we are leaving that plot and all those big plans behind. The soil scientist said it would perk at the bottom of the hill (near the flood plain), but that sounds like a bad idea to us! The chance water might make it from the creek to that point and overwhelm the system, not to mention the LONG pipe work to get down there both just seemed like bad ideas.
On the upside, the seller paid the testing fees because of the odd way they wished to have the contract written, so assuming we are returned our earnest money, the only losses were our time and some dreaming.
